What are the potential health risks associated with mold exposure?
Exposure to mold, particularly in high concentrations or specific types like Stachybotrys chartarum (often called “black mold“), can pose health risks. These include allergic reactions, respiratory issues (such as increased risk of asthma and bronchitis), and other negative health outcomes. The severity of these effects depends on factors like the type of mold, the level and duration of exposure, and individual sensitivities. Notably, health issues can also arise from microbial agents and biotoxins linked to damp conditions and water-damaged buildings.

How can I tell if I have a mold problem in my home or business?
Signs of a mold problem include visible mold growth, musty odors, water damage (like leaks or stains), and increased allergy symptoms. Professional mold inspection services utilize visual examinations, moisture meters, and thermal imaging to identify mold growth and potential sources of moisture, including hidden mold. Mold testing services, involving air, surface, and bulk sampling, can then confirm the type and concentration of mold present.

What’s the difference between mold removal and mold remediation?
While the terms are sometimes used interchangeably, there’s a distinction. Mold removal aims to restore mold levels to their natural, typical state, recognizing that mold spores exist everywhere. Mold remediation, on the other hand, is the process of identifying and removing mold from a specific area, and addressing the conditions that allowed it to grow in the first place. Remediation often involves containment, removal of contaminated materials, application of biocides, and moisture control.

What are the key steps involved in professional mold remediation?
Professional mold remediation typically includes:

  • Containment: Isolating the affected area to prevent mold spores from spreading.
  • Removal: Safely removing visible mold growth and contaminated materials.
  • Dehumidification: Drying the affected area and controlling moisture to prevent future growth.
  • Prevention: Identifying and addressing the source of the moisture problem (e.g., leaks, ventilation issues) and providing recommendations for regular inspections.

Why is it important to address water damage quickly and professionally?
Water damage is a primary cause of mold growth. While homeowners might try to dry affected areas themselves, they often lack the specialized equipment and expertise to identify and eliminate hidden moisture pockets where mold thrives. Professional water damage restoration services use specialized drying equipment and can prevent mold growth. In many cases, the cost of these services is covered by insurance.

Is it possible to completely eliminate mold from a home or business?
No, it is not possible to completely eliminate mold. Microscopic mold spores are naturally present everywhere. The goal of mold remediation is to reduce mold levels to their natural state, prevent further growth by controlling moisture, and ensure a healthy indoor environment.

How can I prevent mold growth in my home?
The key to mold prevention is moisture control. This includes:

  • Fixing leaks promptly.
  • Ensuring proper ventilation, especially in bathrooms and kitchens.
  • Maintaining optimal indoor humidity levels.
  • Regularly inspecting for signs of water damage or mold growth.
  • Cleaning and drying any areas affected by water as soon as possible.

What are mycotoxins and why are they a concern?
Mycotoxins are toxic substances produced by certain molds. Exposure to mycotoxins, particularly from molds like Stachybotrys chartarum, can lead to adverse health effects. The severity of these effects depends on factors like the concentration of mycotoxins, the duration of exposure, and individual sensitivities. Effective mold remediation aims to remove these mycotoxins along with the mold itself, promoting a safer indoor environment.

When can I get an inspection done?
We conduct an average of two inspections per day, Tuesday through Saturday. Our morning inspection begins at 9 am and the afternoon inspection begins at 2 pm. Other arrangements can be made to accommodate the specific scheduling requirements of our clients including Sundays, Mondays and holidays if needed.

Can I be present?
Absolutely! In fact, it is highly recommended that you attend to get a full understanding of the property. Our favorite aspect of the work is the educational one. Buyers, Sellers and Realtors are encouraged to attend the report presentation at the completion of the inspection. It is recommended the client arrive at the beginning of the final hour. The inspection process takes a minimum of 3 hours to complete and most visitors get bored waiting for us to finish.

How long before I get a copy of the report?
We usually distribute the reports within 24 hours of completing the inspection. You can expect to receive a PDF version of the report delivered via E-mail within 24 hours. An exception could occur on the weekends where processing might be delayed until Monday morning.

How much does it cost?
The cost is based on the square footage of the building. Price discounts are available for qualified clients. We can bill an escrow account or bill the client directly. Inspections paid directly can be paid by personal or company check, credit card, Zelle® peer to peer banking and cash. Inspections paid by cash on the day of the inspection receive a $50 discount off the base fee. Paid receipts can be provided onsite.

Who gets a copy of the report?
The majority of our inspections are conducted for the buyer of the property. Our policy is to provide a PDF file of the report to the paying client. The Realtors also receive a PDF copy via email unless otherwise instructed by the paying client.

Do I have to sign a contract?
The client must sign the contract before the inspection is conducted. The contract is based on established standards recognized throughout the industry. We will not enter a property without a signed agreement.

Are you licensed and insured?
There is no licensing for Home Inspectors in the State of California. Rick is certified through a national organization called the International Association of Certified Home Inspectors (InterNACHI®) and earned the Certified Master Inspector (CMI®) rating through an affiliated organization. At last count there were only 68 InterNACHI inspectors with the CMI rating in California. Rick is also a member of the The American Society of Home Inspectors (ASHI®). We carry Errors and Omission and liability insurance.

How long have you been doing this work?
Rick started training in the summer of 2003 and began working full time as a home inspector in October of 2004. As of January 2025 he has personally conducted over 4,320 professional inspections.
